Remodeling Your Thomasville Home for Sale: Cost vs. Value

Friday, August 27th, 2010

RemodelingWhen considering a remodeling job for your Thomasville home for sale in an effort to increase value, it’s hard to decide what should be done. Well, this isn’t exactly true.  If your carpet is old, matted and outdated, for instance, you might want to start there. Grungy wooden kitchen cabinets? That’s another starting place.

However, if your Thomasville home for sale is in darn good condition (if you do say so yourself) and you’re not being noticed by buyers, you just might be asking, “What can I do to improve?”

Well, for frustrated, confused homeowners, there is good news. You don’t have to guess. Twenty-two years ago, Remodeling magazine, with cooperation from REALTOR® Magazine, began publishing an annual “Cost vs. Value Report.” This report covers 33 possible home remodeling projects over 80 cities.

The recouped cost for many of these projects has been slowly declining since 2006 or, in some cases, rapidly dropping. However, the recently released 2009-10 Cost vs. Value Report for home remodeling shows some surprising increases.

If you just look at the trends from 2008-09 to 2009-10, you might think any type of addition or change would be a waste of money. When looking over the report, though, pay attention to the recouped cost. For instance, a little red arrow says a wooden deck addition is dropping in resale value, while the recouped cost is still 80.6%. Not bad in a hard buyer’s market.

If you don’t want to look at the report, I understand – it’s a lot of numbers. So, I’ve summarized some of the important bits for you:

Recouped cost of 75% or above

♦    Attic bedroom – 83% (up from 2008)
♦    Basement remodel – 75.4% (up)
♦    Wooden deck addition – 80.6% (up)
♦    Steel entry door replacement – 128.9% (up)
♦   Minor kitchen remodel – 78.3% (down)
♦    Vinyl siding replacement – 79.9% (down)
♦    Vinyl window replacement – 76.6% (down)
♦    Foam-backed vinyl siding replacement – 79.0% (down)
♦    Fiber-cement siding replacement – 83.6% (down)
♦    Vinyl window replacement – 76.5% (down)

Rising Trends from 2008 – 2009/10

♦    Fiberglass grand entrance
♦    Roofing replacement
♦    Steel entry door replacement
♦    Fiberglass entry door replacement
♦    Attic remodel
♦    Backup power generator
♦    Attic bedroom

So, where will you get the best bang for your buck for home remodeling? The trends say replacements. Buyers want security (steel doors), shelter (roofing) and energy savers (windows). They want the exterior to look good for less work (siding) and maybe an extra guest or child bedroom (attic). The great thing for you is:  they’re willing to pay for it.

If you’re still wondering whether you’re remodeling the right area of your Thomasville home for sale, read the report.

If you’d like to sell your home or are looking for a new home that’s already been remodeled (or that you can remodel), First Thomasville Realty can help. Call us today at 229-226-6515 or email us at info@FTRealty.com for more information.

Should You Stay in Your Thomasville Home or Should You Go?

Wednesday, August 25th, 2010

bubble_popHave you ever seen a child right after a huge chewing gum bubble pops on his face? A mess everywhere, eyes wide, mouth in an “O” – rather reminiscent of the real estate industry when its own bubble popped. Homeowners panicked and began trying to sell their Thomasville homes.

As more pushed to unload the instantly unwanted “step child” of homeownership, the real estate market became glutted, resulting in lower sales prices. Two years later, some owners are still trying to sell their Thomasville homes, still panicking, and still worried about what the future will bring. However, you might be like some homeowners, who are indecisive about selling their homes or who realize they don’t really want to sell.

Stop.

Take a deep breath.

Quit worrying for a moment and ask yourself… Why am I selling?

There are good reasons to sell:

♦    Your house has become hard to afford.
♦    You’re getting older and need to move somewhere that doesn’t take as much maintenance.
♦    You need to relocate for your job.

But there are a lot of not-so-good reasons to sell:

♦    You’ve read so much about people who have been unable to sell their homes that you became alarmed and put yours on the market “just in case” you want to sell it later.
♦    You’re simply tired of your home.  If that’s the case, all you actually need to do is update or redecorate your home to make it sparkle again.
♦    You’d just like to see what you can get for your home.

It may seem strange for a real estate agent to speak against selling Thomasville homes. However, my first motivation is always doing what’s best for my client, including giving them the best advice I can. So, I urge you to take a moment and think about it:  do you really need to sell your home now?

Even if your home has lost some of its value, there are many ways that your home is still very valuable:

♦    Building credit – Home ownership is still a good way to build credit. With good credit you can borrow for other major expenses, such as a new car.

♦   Building equity – The average home equity for the U.S. is approximately $38,000. When you consider how much your home costs, that may not seem like much. However, when you are ready to sell, that equity will be there to put toward your next home purchase or your retirement savings.

♦    Saving money on taxes – Owning a home offers several tax benefits. For most Americans, the biggest benefit is deducting the annual interest paid on a mortgage.

♦    Living well – There’s a reason why homeownership is still called the American Dream.  It simply feels good to live in a home you love.  That you can decorate any way you want.  A home that’s your very own.

Now think about why you bought your home in the first place. Do the things still exist that made you value the home enough to buy it?  If yes, maybe you should stay.

If you do need (or want) to sell your home, First Thomasville Realty can help. Call us today at 229-226-6515 or email info@FTRealty.com for more information.

What Future Buyers Are Looking For In Thomasville Homes for Sale

Monday, August 23rd, 2010

PlaygroundOwners of Thomasville homes for sale are wondering, “What are buyers looking for?” This is especially true if the home has been on the market for a while. Well, homeowners aren’t the only ones. Several companies, including Better Homes and Gardens and Avid Ratings, the exclusive research provider for the National Association of Home Builders, have researched this question.

So, what are buyers looking for in national and Thomasville homes for sale? In a 2010 Avid Ratings homebuyer’s study, over 22,000 homeowners, who bought their homes in the past nine years, provide some clues. In short, the study says practicality beats out extras any day.

The days of formal dining rooms, oversized backyard patios and community clubhouses are gone. Swimming pools aren’t that big a deal, but neither are upstairs laundry rooms or home theaters. These extras have been replaced by practicalities such as:

♦    Children’s playground
♦    Walking paths
♦    Large kitchens (with island if possible)
♦    Home office or study
♦    Main-floor master bedroom
♦    Two-car garages
♦    Oversize showers with seating

As well, although buyers are willing to have less space, they’re big on “green” features such as high-efficiency windows, insulation and appliances.

The home survey by Better Homes and Gardens reveals much the same information. Homeowners and potential buyers pointed towards downsizing into smaller, greener homes. Again, high-efficiency appliances topped the interest levels, with a lean towards Energy Star appliances.

The home office is still a priority, although it doesn’t have to be dedicated space; many would be perfectly happy with a multi-purpose space, instead. The real key, however, is no wasted space, along with ample storage.

If you’re considering doing any amount of remodeling to excite potential buyers, the information contained in these surveys are priceless. If you’re one of the owners of Thomasville homes for sale thinking your house is too small, it’s great news. If you thought you might upgrade to more energy-efficient appliances, you’re on the right track. Consider what you can do to make your home more “future buyer” friendly!

If you’d like to sell your home or are looking for a more energy-efficient home, First Thomasville Realty can help. Call us now at 229-226-6515 or email info@FTRealty.com for more information.

Does Your Vacant Thomasville Real Estate Need Protection?

Wednesday, August 18th, 2010

Home_SecurityAt the end of 2009, there were about 18.8 million empty homes in the U.S., according to Census Bureau estimates.  This number includes foreclosures, residences for sale and vacation homes.  Do you know what this means for your Thomasville real estate?

Unfortunately, the rise of empty housing has caused a rise in vandalism, and your empty Thomasville real estate may very well become a victim. Since no one is around to report the intrusion, the damage caused by vandals is often worse than it might otherwise be.

You may think that you don’t need to secure your vacant home because there’s nothing of value to steal.  Think again.  Light fixtures, appliances, copper plumbing,  heating and air conditioning systems and even solid wood doors and mantles have a high street value to thieves.

Protect Your Home

Your homeowner’s insurance policy most likely does not cover your home after it is vacant.  Although homeowner’s insurance for vacant properties can be costly, it might save you a lot of heartache in the long run.

In addition to purchasing vacant property insurance, here are a few things you can do to protect your property until it’s sold:

♦    Rent your property or hire a house sitter.

♦    Install a home security system. Not only can this keep your property safer, it may also help lower your current insurance.

♦    Make the property look used.  Have someone grab your mail (or have the post office hold it), park a car in your driveway, have timers that turn lights on and off at different times.

♦    Keep the lawn mowed.

In the meantime, make sure you have a good real estate agent with a track record for selling in a slow market. Your Thomasville real estate is a huge investment. Protect it!

If you’re ready to get your home sold, First Thomasville Realty can help.  Call us now at 229-226-6515 or email info@FTRealty.com .

5 Things I’ve Learned From Thomasville Real Estate

Monday, August 16th, 2010

WrinklesIn my years as a real estate agent, I’ve learned a lot from people and Thomasville real estate. Oddly enough, the main thing I’ve learned is that homes are a lot like people…

#1. Homes get wrinkles, too. Yes, believe it or not, I’ve seen Thomasville real estate with sagging plaster, drooping windows and hanging doors. Brand new For Sale signs sit out front, their clean, white sparkle contrasting with the wrinkles. It’s not attractive; the homes may be only ten years old (30 in house years), but they look much older. Be kind to your home – use cosmetic surgery.

#2. There’s cosmetic surgery for homes. Only, in home-speak, it’s called “replacements.” If you notice your home has wrinkles and you want to sell it, see what replacements you can afford. Windows? Check. They’re reasonably affordable on most budgets and can make a huge difference in how the house looks. Hanging doors? Check. Not as affordable as windows, but still doable. With $10,000 or less, YOU can give your home a major facelift.

#3. Homes get tired. Have you looked around your house lately? This is one of the first things you want to do before putting it on the Thomasville real estate market. Is your home tired and worn out? Even relatively young homes can show signs of energy-deficiency. Cabinets start sagging.  Doors groan and sigh when you open them. Windows refuse to stay open all the way and slowly slide back down in the tracks. Give your home an energy boost.  Even a little WD40 can make a difference, especially on groaning doors.

#4. Homes can go bald and get age spots. It’s true, they can. What used to be a bright red roof has faded and peeled in places, giving the home an “aged” look. The real kicker is, to keep it bright and pretty, you have to maintain it, dye it or replace it. Take care of your home’s head!

#5. Homes need TLC. To stay happy and healthy, homes need tender loving care. With a steady diet of maintenance, touchups and cosmetic surgery, your house will find a happy home with a good buyer.

Now, maybe it seems a little silly, and maybe it is, but all the above is true. If you’re selling your home, make sure it stands proud above the rest!

Are you looking for a buyer who will care for your home? We can help. Call First Thomasville Realty now at 229-226-6515 or email us at info@FTRealty.com for more information.

Thomasville Real Estate Seller Strategies 101: Common Sense Curb Appeal

Friday, August 13th, 2010

Curb_appealAdvice for home sellers is everywhere!  Turn on the TV, radio, or computer and you’re practically bombarded with ideas on how to prepare your Thomasville real estate to get it sold.

Curb Appeal: It’s Elementary, My Dear Watson

Sometimes the simplest solution is right under your nose.  Sure, renovations, additions, upgrades and updates are great—and should not be overlooked. But common sense says buyers make their first judgment of homes for sale based on the homes’ exterior.

Increasingly Discerning Buyers in Today’s Thomasville Real Estate Market

Today’s real estate market is challenging for sellers, all the more reason why every little detail matters. Buyers know they are in a strong buyer’s market and literally won’t put up with any rubbish, when window shopping for homes.

Before a potential buyer even considers stepping a foot inside your home, they want to see curb appeal—and not just any curb appeal, mind you. The discerning home buyer of today wants everything “just so.”

Here’s what buyers are looking for:

♦      Precision lawn care: That means weekly mowing and edging in the warm months and snow or ice removal in the cold months.  The perfect lawn features mowing done in precise straight lines resulting in a very symmetrical, uniform look.  Don’t forget to trim around the driveway, stones, garden, trees, and especially the sidewalk.
No junk lying around: Pack rats, you know who you are!  Put things in storage.  Don’t have an RV blocking your driveway or bikes and toys strewn everywhere.
Beautify: Pick up leaves, weeds, branches and other debris.  Plant beautiful flowers.  You can even buy pre-bloomed flowers and replant.
Splash o’ Color: Paint the house, garage, doors and shutters in neutral, updated colors.
Fix and Re-Finish: Wooden decks and porch railings should be in tip-top shape.

Shoot for Showroom Shine

Just imagine that you are trying to win a contest for best looking home in the area. Think model-home quality.

Worried About Your Home for Sale in Thomasville? Survey Reveals Possibilities

Friday, July 30th, 2010

WorriedMany real estate aficionados worried that the ending of the homebuyer tax credits would mean an end to sales. However, a new real estate survey, conducted April, 2010, says homeowners with a home for sale in Thomasville and throughout the nation have more chances to sell their homes.

Survey Group

♦    1,000 American consumers

♦    Ages 25 – 64

♦    $35,000 + household income

Survey Results

♦    Over 90% of American consumers think the homebuyer tax credit program helped the real estate industry and first-time buyers.

♦    65% actually looking for a home don’t consider the end of the tax credit program to be a factor in their own decisions.

♦    46% expect area real estate prices to increase over the next year.

♦   12% expect area real estate prices to decline over the next year.

♦   79% expect to see an increase in prices over the next five years.

♦    20% expect prices to rise significantly over the next five years.

♦   75% of renters think renting isn’t as good a long-term choice as owning a home.

How You Can Benefit

As the survey shows, there are still plenty of interested buyers out there.  You just have to know where to find them.

Talk with your agent about which markets are hot in your area. For instance, have older individuals been buying in the area more than young families or vice versa? Maybe energy efficient homes have been selling better. Find out what your home for sale in Thomasville has going for it that matches those hot markets.

Most importantly, don’t give up. Buyers are out there and consumer confidence is rising, which means nothing but good things for the real estate market and your home for sale in Thomasville.

When You Can’t Sell Your Thomasville Home to Younger Buyers…

Monday, July 26th, 2010

Older_BuyersYou may just be targeting the wrong market. Young families, Gen-Xers and 30-somethings tend to want to move into a Thomasville home with high technology: expensive items like home theatres or home automation. Older buyers, however, have a frugal mindset, are often on a fixed income, and have a different set of requirements for their potential Thomasville home.

Why would you want to market to older buyers? Several reasons, but the main reason is the size of this market, especially the size of the baby boomer generation.

The Population Reference Bureau reports that there were 76 million births during the 19 years covering the baby boomer generation.  A large percentage of these baby boomers, who are now between the ages of 46 and 64, are looking or soon will be looking for a home to live in during their retirement years.

What are they looking for? The National Association of Home Builders says this market wants practicality over technical advances:

♦    Storage space – Most have amassed a lot of personal belongings they aren’t willing to get rid of when they move.

♦    First floor master bedrooms – The older you get, the less stairs you want to climb as a rule. First floor master bedrooms are an excellent selling point.

♦    Easy-open windows – No one wants to struggle with opening windows. This is especially true with the older generations.

♦    Room-related aids – Grab bars in the bathrooms, easy-to-reach kitchen cabinets, railings on the porch: these aids can make a big difference to older buyers.

♦    Public transportation access – Many of the older generations prefer public transportation to driving, and easy access to that transportation is paramount.

♦    Non-slip flooring – It’s a fact of life. The older you get, the more fragile your bones and muscles are. Non-slip flooring reduces the chance of severe injury.

The two major features older generations want fall under the categories of “easy living” and “security.” Home maintenance and repair services, outside lawn maintenance and security systems are big sellers. As well, home entries without stairs, lever-handled doors, wider hallways and walk-in showers and tubs are all extras that raise the chance of the older generation buying a home.

If your Thomasville home isn’t bringing younger buyers, take a second look. You may very well be targeting the wrong market!

If you’re trying to sell your home, or if you’re looking for a home to live in during your retirement years, we can help. Call First Thomasville Realty at 229-226-6515 or email us at info@FTRealty.com for more information.

I’ll Sell My Own Thomasville Real Estate, Thanks

Friday, July 23rd, 2010

By_OwnerAs I’m sure you know, the real estate industry is in a down market, and the last thing you want to do is pay commission to a Thomasville real estate agent. Not to mention that you’re almost positive you can sell your home just fine on your own. Before sticking a “For Sale by Owner” sign up, however, make sure you’re ready for the work and headaches.

♦    Time. Yes, you can sell your Thomasville real estate on your own without the help of an agent, but it takes a lot of preparation and time. How much is your time worth and how much time do you have? Before you step out on your own, make sure you can afford the time and energy investment.

Extra services for better value. You’ll lose out on a wide variety of services offered by real estate agents.  For example, many agents now provide home staging services as well as extensive advertising and marketing services both online and off.

Dealing with the legalities. Selling a home involves contracts, closings and a multitude of legal issues that can make or break a sale. Real estate transactions have occasionally led to outcomes that were unexpected, including lawsuits. A professional helps ensure that the contracts are legally sound and binding.

Knowing the market. Real estate agents have instant access to current market information. We can find an accurate selling range within minutes. Since the real estate market constantly fluctuates, it’s important to know what area homes sell for before pricing your own. Otherwise, your risk underselling or overpricing your home.

These are just a few points. You also need exposure to buyers, experience with legal contracts and excellent negotiating skills.  Can you sell your own Thomasville real estate? Yes, but can you really afford to?

If you’re trying to sell your home and need professional expertise, First Thomasville Realty can help. Call 229-226-6515 or email us at info@FTRealty.com for more information.

Setting the Right Price on Your Thomasville Home for Sale!

Monday, June 7th, 2010

Pricing Your HomeWhen it comes to buying a residence, most probable buyers will utilize the listing price to as the number one feature to determine the residences that they look at. Even though you and a REALTOR might determine the asking price, the buyer will determine the selling price. If the price is too high, most buyers won’t give it a second consideration – which is why you want to influence the list price carefully.

If you select the right price, you’ll observe a much quicker sale. Setting the right listing price on your Thomasville Home for sale will also draw more probable buyers to your home as well. You’ll also notice an rise in reaction from REALTORS, and receive more calls regarding the house. The listing price is especially important – and it can in the end influence whether or not you sell your home.

A home can be overpriced due to numerous reasons. Overpricing is something you aim to stay away from, as buyers have a tendency to steer clear of properties that have been overpriced. Usually, this occurs when a seller asks a lot more than the residence is worth or valued at. Some sellers ask a lot more than the value of the house due to location. Even though the setting is very significant, nearly all potential buyers won’t offer the house a subsequent look if they believe the price is too high – and more significantly out of their price range.

When you put your residence up for sale, most interest will happen within the first couple of weeks. If you place the right price on your house, you’ll observe instantaneous interest. There are constantly buyers shopping for properties in their price range, waiting for additional homes to be listed or properties to be reduced in price. Buyers who are waiting to buy may miss seeing your residence completely if the price is too high.

To determine the listing price of your home, you ought to always have it appraised before you put it on the market. This way, you’ll realize the full assessment of your house. You can sell it for market price or try a little under, although you must never attempt to go way over the value. In doing so, you’ll miss out on a lot of probable buyers. The house market is extremely aggressive these days, which is why you want your house to bring in as much curiosity as possible.

Keep in mind that REALTORS truly have no control at all over the real estate market, merely the plan behind marketing. REALTORS don’t influence the asking price – the seller does. You can ask a REALTOR for counsel, although you are the decider of your listing price. If you do things precisely and take each thing step by step, you’ll set the list price in the reasonable area and experience no problems selling your house.

Selling your Thomasville real estate doesn’t have to be an extraordinarily stressful experience. Know that you will survive it. Let First Thomasville Realty help you through the process of selling your home. Call today at 229-226-6515 or email us at info@FTRealty.com .

Thomasville Real Estate Agents Sell Ugly Houses, Too!

Monday, May 24th, 2010

Ugly_HouseSo, you’ve decided you want to sell your house.  You know it qualifies as one of those “ugly houses,” but you don’t want to do any work to your home.  You especially don’t want to do major repairs or updates like replacing all the windows with broken seals.

You may think that means real estate agents will not want to list your home for sale.  Think again.  Thomasville real estate agents sell ugly houses, too!

Here’s what you should expect if you have an ugly house that you don’t want to make improvements to:

♦    A lower price:  Maybe you don’t have the time, energy, money or know how to make improvements to your home.  That doesn’t mean it won’t sell, it just means the price has to be low enough to convince a buyer that it’s worth the time and money they’ll have to spend to get it into shape.  An experienced Thomasville real estate agent can do the necessary research to come up with the right price to get your home sold.

♦    A smaller number of potential buyers:  In today’s market, most homebuyers are looking for that perfect home.  The one they can move in to without doing any work.  Since your home doesn’t fit that description, you’ll lose those homebuyers.   Typically, homes like this will sell to Thomasville real estate investors or buyers who enjoy fixing up houses

♦    A longer time on the market:  Because of the smaller number of potential buyers, it may take a bit longer to sell your home.  Because of the lower price, you’ll probably have several lookers, but getting someone to purchase it will most likely take longer than normal.

Don’t say you’re going to sell your house someday, when you get all the repairs and upgrades completed, if you know in your heart that isn’t reality.  Sometimes it’s worth taking a lower price and moving on.

Whether your home is gorgeous, ugly or somewhere in between, First Thomasville Realty can help you get it sold.  Give us a call today at 229-226-6515 or email us at info@FTRealty.com  for more information.

Is a Reverse Mortgage on Your Thomasville Condo a Good Idea?

Wednesday, May 12th, 2010

Reverse_MortgageDid you know that cash could be hiding in your Thomasville condo?  If you are sixty-two or older, you may be able to qualify for a reverse mortgage, and never have to make a mortgage payment as long as you live in the home.  Let me tell you a little more about a reverse mortgage:

What Is A Reverse Mortgage?

A reverse mortgage uses the equity in your Thomasville condo to make payments to you.  You aren’t required to make any payments for as long as you live in your home.  The loan doesn’t become due until you have not lived in the home for at least twelve months.  Your home can pass to your descendents if they refinance the loan themselves.  The money can be used for any purpose you want.

Funds are received as a lump sum, a line of credit, or a monthly payment.  You’ll have access to more money with the line of credit, but the interest rate is variable.  If you decide on a lump sum or a monthly payment, you will have a higher interest rate.  The line of credit can be a credit card or like a checking account.  You can buy groceries, gas and pay your bills out of this account.

The reverse mortgage process is similar to the conventional mortgage process.  The property will need an inspection and appraisal.  There are origination fees and closing costs associated with this type of loan.

Who Qualifies for a Reverse Mortgage?

The first requirement is age; only those sixty-two or older are able to qualify.  There are no income or credit requirements to be approved for a reverse mortgage.  Some lenders even let you roll the down payment and closing costs into the loan, so that you don’t have pay any money up front.

The loan is based on the age of the youngest borrower.  The older you are, the more money you will qualify for.  The good news is that the money will not affect your Social Security benefits or Medicare.

There are advantages and disadvantages to a reverse mortgage, so be sure to do your homework before making this important decision.

If you have questions about reverse mortgages, or would like to discuss buying or selling a Thomasville condo, give First Thomasville Realty a call today at 229-226-6515 or email us at info@FTRealty.com .

Photos Can Help or Hurt Thomasville Homes for Sale

Monday, May 3rd, 2010

Home_Photographer“Use a picture. It’s worth a thousand words.” – Arthur Brisbane

One photograph can have a bigger impression on an individual than an entire essay. With the number of potential buyers searching for Thomasville homes for sale online, vivid photographs have sprouted everywhere. In fact, good photography can make that slight difference between having your home passed over and selling it.

If you’re considering adding your home to the online list of Thomasville homes for sale, you need to think about photos – and those photos need to be good. Just like the home itself, the photos need to stand out from the crowd. Here are a few tips:

Talk to your agent about what’s “hot” right now. Obviously, your strongest selling points are what buyers are looking for now. Two years ago, buyers were looking for fewer square feet, stepping away from the McMansions. Last year, it was decks and patios. This year, it could be your beautiful, 2-acre backyard with the play set. If you have a selling point, capitalize on it with fantastic photography.

Use the most favorable lighting. High noon sunlight is harsh and often highlights exterior problems that even you may not have noticed. When taking exterior pictures, choose lighting that draws attention to the positives. For instance, one of the most beautiful real estate images I’ve ever seen was a home with all the lights on. The sun was almost completely down and served to accentuate the beauty of the home.

Take as many pictures as you need to get the perfect shot. A shot that’s slightly twisted to the side may not seem like something to throw away, but it can distort the appealing lines of a home. Because photos are two dimensional and flat, even the slightest left or right slant can make the home look like it’s looming, falling in or disproportionate.

The ability to use photos to show off your home on the Internet has been a huge boon for those with Thomasville homes for sale. However, a poor photo can do more damage that having no photos at all. If you can’t seem to take a picture without the image blurring, slanting or looking distorted, hire a real estate agent who can get the job done for you.

Life after Tax Credits – Thomasville Homes for Sale

Friday, April 30th, 2010

After_Tax_CreditsThe government’s first-time and repeat-buyer tax credits gave homeowners with Thomasville homes for sale a lot of hope. The potential for getting their homes sold seemed infinitely higher. The credit expires today though, and many homes are still on the market. If yours is one of them, what should you do?

Don’t Panic!

The first inclination for many homeowners with Thomasville homes for sale is to panic.  Often, it’s during the hard periods of life that something miraculous happens. You find the job of your dreams after searching for two years for any kind of job at all. Your life has been plagued by bad relationships so often that you’ve quit looking and then – out of nowhere – your soul mate walks up. You need to sell your house, money is tight, you might have to walk away… and a buyer appears, ready to close immediately.

Don’t scoff; it happens. In fact, life is so full of “sudden happenings” that the miraculous becomes common. By allowing panic to get in the way, you may be locking the door that opportunity knocks on.

Look At Your Options

Sometimes, we’re so full of worry that we miss obvious possibilities. Now is a perfect time to take a deep breath, clear your mind of worry (as much as possible) and look at what you’ve done to sell your home. Once you’ve outlined what you’ve done, you’re then free to look at what you can still do. Here are a few things you might not have considered:

♦     Research owner financing – Owner financing opens the door to many potential buyers, but it also provides benefits to you. For instance, if you have a lot of bills that need to be paid, the down payment from the buyer may be enough to take care of the important ones. Additionally, monthly payments from the buyer may be enough to keep you afloat while you’re looking for a job, trying to pay rent or feed your family.

♦     Create a “honey do” list – If you’ve lived in a home for several years, you’ve probably become used to cracks in the walls, peeling paint or squeaky doors. Invite an honest friend or your real estate agent to look around for you and help you create a “honey do” list. If you’re handy, a lot can be fixed with very low cost. If you’re not, hiring a handyman may be something to consider.

♦     Reassess your marketing – If your home hasn’t had a single view and has been on the market for quite a while, you may not have the marketing reach you think you do. If pictures of your home are on the Internet, make sure they show the home’s best features.  Talk with your real estate agent about marketing techniques they recommend using.

It’s hard to blow off worry during times of high stress. However, if you can step away for just a minute to clear your head and think, you just might find your miraculous answer for taking your home off the list of Thomasville homes for sale.

If you’re ready to sell your home, We’re here to help.  Turn the marketing of your home and worrying about it over to First Thomasville Realty.  Call us today at 229-226-6515 or email info@FTRealty.com  for more information.

First Impression May Be Your Last When Selling Thomasville Real Estate

Wednesday, April 21st, 2010

First_ImpressionsWhen people meet you for the first time, their first impression is usually a lasting one. You also never get a second chance to make that first impression when you’re selling your Thomasville real estate. You need to present your home at its very best all the time.

Here are 3 things you can do to make a great first impression:

1.  Clean up the yard: A messy yard is a distraction.  It can be time consuming to keep up with general yard work, but it’s worth the effort.  Overgrown shrubs, limp lawns, and general disarray can turn off a potential buyer. If you have to hire someone to come in and give your yard a quick pick me up, it’s worth the money.

2.  Get Rid of Items You Don’t Need: Be very strict about this and get rid of all but the bare necessities. You don’t have to throw or give everything away. Find a storage unit and put the things in there you will be taking with you to your new home but do not need immediate access to for now.

3.  Fix Up the Little Things: Little things count. If you have a leaky faucet, a broken tile in the floor or a crack on the wall, now is the time to fix it.  Little flaws like this make potential buyers worry that there are bigger problems waiting to be found.

Selling Thomasville real estate is a lot of work.  You can get it sold faster, easier and for the most money when you take the time to make a great first impression.

If you have any questions about what you can do to make your home sell faster, First Thomasville Realty can help. Call us today at 229-226-6515 or email info@FTRealty.com .

2 Big Housing Trends That May Affect Your Home for Sale in Thomasville

Thursday, April 15th, 2010

Housing_TrendsThe real estate market is shifting toward some definite trends that may affect your home for sale in Thomasville.  Since 2006, the median cost of a home has dropped almost 30%. The good news, according Moody’s Economy.com, is that most of the nation’s metropolitan areas are expected to see less than a 5% drop in prices a year from now. Even better news, 10% are expected to see modest increases.

If you have a home for sale in Thomasville, keeping an eye on the trends can greatly increase your chances of selling, no matter what the area. Here are two of the biggest trends:

Trend #1:  Home Prices Staying Down

Home inventories are slowly creeping back up, and another 3 million distressed homes are expected to be foreclosed on this year. As well, one-fourth of current homeowners are now underwater with their mortgages, and 18% of borrowers are choosing to walk away. In short, stressors on the current housing market may very well push national median prices down another 5%, as mentioned above.

How can I take advantage?

With the glut of foreclosed homes, they’re likely to be your highest competition.  That means competing in price could be disastrous. Instead, play up the advantages of your home. For instance, foreclosed homes may need a lot of fixing up.  To compete, make sure your home is inspected and fixed up before it’s listed. Once you know there aren’t a lot of problems add a one-year warranty for the buyer that covers fixes such as the furnace or water heater. It’s inexpensive and may very well make the difference in how quickly and at what price you sell your home.

Trend #2:  Small Homes Selling Faster Than Large Homes

Larger, more expensive homes now have a 20-month backlog in inventory. They cost more and require a larger financial commitment. According to the National Association of Home Builders (NAHB), the median home size dropped from 2,300 to 2,100 square feet since 2007.

How can I take advantage?

If you have a large home, don’t wait until prices dip further; put it on the market now. The major key to getting it sold now is price.  Keep the price competitive, and start out low enough so that you won’t have to drop the price more than once. This is a red flag for buyers.

If you have a smaller home for sale in Thomasville, you’re already set to take advantage. People also want to lower their energy bills, which usually happens with a smaller home.  Market these advantages for a better chance of selling.

If you want to sell your home, it helps to keep up with the housing trends and look at each one to see how you can take advantage of it.

Thomasville Homes – Home Equity Is On the Rise!

Wednesday, April 7th, 2010

Equity_On_The_Rise

The news is everywhere – and it’s good! Those who own or want to own Thomasville homes can take a deep breath.  Home equity is on the rise, according to a recent study by Zillow.com, an online real estate valuation researcher.  And, Federal Reserve economists agree. Although home equity isn’t what it was three years ago, it’s on the rise.

The Fed’s most recent “flow of funds” survey indicates that the net equity of national homeowners grew by almost $1 trillion over the first three quarters of 2009, and rose further by $418 billion between June and September of last year. Compared to before the bubble popped, that’s really not that impressive. However, after three straight years of steadily dropping equities, it could signify the long awaited end of the housing crash.

In the housing markets of several cities, negative home equity is dropping; Los Angeles, San Francisco, Miami and Seattle are just a few examples. Good news for those with Thomasville homes, but even better news for some of the hardest hit cities, such as Phoenix, AZ, and Fort Myers, FL.

This is the best news yet for those trying to sell their homes, especially with most residential real estate markets’ busiest season coming up. Rising home equity means the high possibility of more interested buyers. As well, a few things have been happening over the past couple of months that just might be the beginning of a run on housing sales:

♦     Median home prices are rising slowly but surely; potential homebuyers are getting a little more serious. Rather than wait for a cheaper house, they’re starting to realize that it might not get any cheaper.

♦     The national housing supply is shrinking. At the peak, we had 11 months worth of back supply. By the end of 2009, we were down to 7.2.

♦     30 year fixed mortgages dropped to the lowest point of 4.95% (median), and are now slowly on the rise. Buyers waiting for lower mortgage rates – just like those waiting for lower housing prices – are getting serious about buying now.

Last and most importantly, consumer confidence is growing – something we badly need to get the economy on track.

What’s the moral of the story? If your house is one of the Thomasville homes up for sale and you’ve been sick with worry that it might not get taken off the block, take a deep breath. Things are getting better and, if you hang in there, may end up better than you hoped.

April 5th – An Important Date for Thomasville Homes for Sale

Monday, April 5th, 2010

Short SalesApril has a lot of important and semi-important dates in it. The tax deadline, Good Friday and Easter are just a few. What is April 5th, though, and what does it have to do with Thomasville homes for sale? Well, the biggest news is that the government has stepped into real estate and short sales.

Home sales are down nation-wide, despite the Obama administration’s efforts with the first-time buyer’s tax credit. Many homebuyers are waiting for a better interest rate or to see if home prices will drop more. Meanwhile, owners with Thomasville homes for sale are preparing for the spring selling season, without any idea whether they’ll actually be able to sell or not.

Part of the reason for this situation is because of the depreciated housing values. For instance, many potential buyers want to take advantage of the repeat buyer’s tax credit, but can’t. They currently own a home that’s facing foreclosure, are trying to sell that home, but can’t because it’s underwater. This puts a wrench in the whole market.

The government’s solution is short sale. There’s always been the option for those facing foreclosure to opt for short sale, but (thanks, in part, to the many scams out there) few choose this option. The Obama administration has decided that, if they can’t help with foreclosure, they’ll pay people to accept short sale.

Starting April 5, 2010, the government is encouraging delinquent borrowers who can’t be helped through loan modification programs to go through a streamlined short sale process. Many potential short sellers have gotten offers the lenders won’t agree to, which this program called HAFA (Home Affordable Foreclosure Alternatives), is geared towards fixing. Here’s how:

1.     The servicing bank that allows the short sale gets $1,000.

2.     The homeowner gets $1,000 to go towards a second loan.

3.     The homeowner gets $1,500 in relocation assistance.

Even with this program, lenders are wary of short sales. Depending on the price of the short sale, there’s a possibility that lenders could lose a large amount of money. However, under the new program, real estate agents will be working with the lender to determine the value of the home and what the minimum price should be. If the short sale offer meets or exceeds that minimum, the lender has to accept it.

The hope is that this program will slow the tide of foreclosures, free homeowners up to become repeat buyers, sell more homes and, ultimately, improve the flow of the real estate market. The good news about all this is if the program does even a quarter of what the administration plans, there may not be enough Thomasville homes for sale to go around!

Have questions about the new HAFA program or any other real estate incentive programs?  We’re happy to answer your questions.  Give First Thomasville Realty a call now at 229-226-6515 or email us at info@FTRealty.com .

How to Choose Paint Colors to Sell Your Thomasville Real Estate

Friday, April 2nd, 2010

Choosing_Paint_ColorsWhen you’re ready to sell your Thomasville real estate, you want to make sure it’s attractive to potential buyers. A fresh coat of paint can do wonders for your home, but with all the paint colors available to you, you may wonder which colors are best.

There are two primary things to consider:

1. Function. What is the room primarily used for? Some rooms are easy to label. After all, there are only one or two uses for the kitchen or bathroom. But what about great rooms or family rooms? Rooms like that are most often used for relaxation and recovery from a busy day, and, therefore, should be painted in soothing shades of blue or green. Busier rooms, like the kitchen, can handle stronger colors like red, orange, or bright yellow.

2. Size. Generally, the smaller the room the lighter the wall color. Lighter colors make rooms look bigger, while darker colors make rooms look smaller. Your bathrooms and smaller bedrooms will mostly likely look better with a lighter shade than your living room or family room. Since colors are part of a spectrum, you can find a shade of any color that will work for you.

Buyers like to picture themselves living in Thomasville real estate before they buy it. This is why you should stick to neutral colors throughout your home. As your buyers walk through, they can imagine their own furniture and art and belongings up against a white or cream colored wall. It’s a little trickier to do this when the walls are bright orange.

Don’t overlook the power of a new paint job. Let First Thomasville Realty help you prepare your Thomasville real estate for a fast sale. Call us today at 229-226-6515 or email info@FTRealty.com .
