For two years now, we’ve seen mass foreclosures, people walking away from their underwater mortgages and warnings that there’s more to come. In several high population areas and college towns, the demand for housing is on the rise. As we’ve talked about before, this brings in the age-old laws of supply and demand. The lower the supply and the higher the demand, the higher prices rise. The more value a home has in price, the higher the equity.

The good thing with REO foreclosures is that you can also set up the financing and mortgaging options through the same bank. Often, this gives the bank encouragement to give you a better price for the home.

This doesn’t include the incredibly low prices for many homes, as well as the huge housing supply. “Slim pickings” doesn’t apply to our current housing market. 

With all these incredible opportunities, it makes sense that your team – the people who represent you – knows what they’re doing. In this day and age, your dream team doesn’t just need knowledge; they need experience.  

At a minimum, your dream team should consist of:

♦     Your real estate agent who needs to be able to guide you to the best housing opportunity available for your area.

♦     Your lender (who is actually supposed to be helping you) who should be able to build a loan package that fits your specific needs and budget. As well, that loan package must stay within the lender’s guidelines to make sure your loan application is successful. 

The more you know – and the more your team knows – the better the chance you have of buying the home of your dreams, at a price you can afford, with a low interest rate, before the April 30 deadline. 4.   You may have to find a real estate agent willing to work for a smaller commission.

5.   Short sales take longer to close than traditional home sales.

Here are a few real estate scams to watch out for: 

♦  Down Payment Assistance Programs are wonderful gifts for potential buyers of Thomasville homes. However, there are certain rules that have to be followed for this down payment gift to be legal. For instance, as a gift, the homebuyer doesn’t have to pay it back. Some unscrupulous companies offer Down Payment Assistance Programs but expect the money back. This isn’t a gift; it’s a loan, and illegal if the program is listed as “down payment assistance.” 

♦  Property flipping scams happen when a con artist buys a home and sells it as an investment opportunity with zero down payment, no closing costs, low interest rate, etc. Although it sounds like a great deal, it becomes a scam when the house is severely overpriced and the buyer pays way more than the house is worth. 

♦  Craigslist is an excellent resource for those wanting to buy or sell something. However, it is also a great source for con artists, who have turned their eyes to the real estate market. The scammers take information from legitimate listings on other websites (such as REALTOR® websites) and post it as their own on Craigslist. They often mention that they had to move for some reason, but can still rent/sell the home. All the buyers or renters have to do is send them their personal information and the first month’s rent or down payment.  

It’s easy to get caught up in the excitement and forget to protect yourself. Be cautious when looking for Thomasville homes or selling them. Always check references and backgrounds. As well, if the home seller is in another country or another state, ask them if they’d be willing to use a local real estate agent.  Then be sure to verify the agent’s credentials.

Is This a Legally Binding Thomasville Real Estate Contract?

Modern technology is a wonderful thing, creating easy “connectivity” between people all over the nation.  But it’s also causing problems in many areas, and buying Thomasville real estate is one of them. 

Here’s the problem: Many people selling Thomasville real estate may live in another city or state. In this case, negotiations may be conducted over the phone, through email, via Yahoo conversations – some even use Twitter for real estate deals and information. 

At the same time, this also means that legal documents may be passed through email, uploaded to a website for easy viewing or through any number of other online methods. PDF documents, for instance, have become a very popular way to pass on legal forms because they’re easy to fill out, don’t have to printed, etc. 

As the buyer, you can’t afford to take the seller’s word that they’ve accepted your position – especially through email. For instance, a buyer recently had a home sale fall through. The seller accepted the terms through email, told the buyer that the seller had signed the contract and sent it on to the agent. Somehow, even though the buyer was positive the contract had been agreed upon, the house was sold to another buyer. 

Although laws change from state to state, it’s always best to have the contract in printed form, with an actual signature – in ink. Without the actual contract, all you have is an email. Although emails can be legally binding, they don’t hold a candle to having the printed and signed contract in hand. 

Here are a few tips to make sure your housing purchase goes off without a hitch: 

♦  Meet in person – This may be a difficult prospect, especially if the seller lives out of state. However, if you can’t meet them in person, their agent should at least be local. Meeting with the home seller’s legal representative (i.e. Real estate agent) is the next best thing. 

♦  Get it in writing, and get it in print – Who wants to wait for the post office to deliver a paper contract when you can get it from an email? Well… you do. Yes, it might slow the process of buying a house and closing the deal, but so will having the seller back out. 

♦  Verify the important points – Make sure you and the seller really do agree on the terms of the contract before you put your signature on it. You, or preferably your buyer’s agent, should go over the contract with the seller’s agent who should go over it with the seller. 

It’s a great time to buy Thomasville real estate, but don’t let technology lose you the contract. Cross your t’s and dot your i’s – on paper!

As shown by the chart above, we are still seeing considerable sales in the under $100,000 range as well as the $100,000-$199,999 range of prices. There is still some movement in the $200-$299,999 range. Over $300,000 range is seeing very limited movement over the past 9 months.

St. Patrick’s Day is coming up and, as you know, it’s the perfect time for a whole bunch of tomfoolery. What you may not know is that it’s the perfect time for an open house to sell those Thomasville homes. Okay, we (as in real estate agents) often say, “Don’t get your personality all over the house you’re selling” and we mean it. That’s not to say that you can’t have a little bit o’ fun with a themed open house party, though. Here are a few tips to get you started on the right path for getting those Thomasville homes sold: 

Keep your St. Patrick’s Day decorations minimal, but the atmosphere fun. In other words, pick decorations that are bland, but still lighten the mood of the home.

Before Painting Your Thomasville Home For Sale

Painting_Your_HomeNothing makes a Thomasville home for sale look better than a new coat of paint. Many people are intimidated by the thought of painting the exterior of their home, and hire someone else to do it. But, you can do it yourself, with these easy steps:

Getting Your House Ready to Paint

The first thing that you’ll need to do is inspect the house. Look at all the walls, under the eaves and around the doorframe and windows. Check for peeling paint, mildew and rough surfaces.

You’ll need to gather a few tools before getting to the repairs and putting your Thomasville home up for sale:

  • Power-washer
  • 2-3” inch putty knife
  • 2-3” inch pull scraper
  • Wire brush
  • Sander
  • Chlorine bleach

 Preparing the Surface

Power-wash the walls so you’ll have a clean surface.  You don’t need to use detergents; plain ol’ water works the best. 

The putty knife and the wire brush remove problems where paint has peeled, blistered or wrinkled.  Avoid gouging the surface by holding the putty knife perpendicular to the wall and using moderate force.  

The pull scraper is for areas that won’t easily come clean.  It’s used the same way as the putty knife, but it has a sharp blade attached that quickly gets through old paint.  The walls will need to be sanded smooth after you finish this step. 

For small spots, a piece of sandpaper wrapped around a sanding block works just fine.  An electric sander is best for large areas; it’ll save you time and energy. 

Removing Mildew

Mildew is a dark patch of fungus, like a dirty spot, often found on a damp, shady spot in your house.  If you aren’t sure it’s mildew, put a few drops of chlorine bleach on it.  If the spot fades away, you know you have a mildew problem. 

Mildew shows through new paint, so you’ll need to get rid of it before you start painting.  A simple mix of chlorine bleach will kill it quickly. 

All you have to do now is pick out a paint color and wait for the right weather to paint.  Soon you’ll be ready to put up your Thomasville home for sale.

2010 Trends for Thomasville Homes

Real Estate TrendsEven though it may sometimes seem like it, home building and design trends are not conjured up using a crystal ball. They are the result of surveys, observations, lifestyles, socioeconomic issues, entertainment, technology, and most importantly, the needs and desires of buyers.

Here are some of the national and Thomasville homes trends to expect in 2010.

Green is growing.

A study conducted by Burst Media in late December, 2009, found that 90 percent of Web users surveyed have incorporated some aspect of going green into their lives, and overall, they are willing to pay a premium for environmentally friendly products.

Homes are getting smaller.

For 2010, home builders say they will focus on lower-priced and smaller homes. More than 95 percent of home builders surveyed by the National Association of Home Builders (NAHB) in January said that was the way they saw their businesses evolving.

Single-story homes are in.

Because of the rise in homebuyers who are 55 years of age and older, more single-story Thomasville homes are being purchased. According to NAHB, barely over half of new homes today are built with two stories or more. Two-story homes peaked at about 55 percent of the market in 2006.

Lower cost, more practical homes are being purchased.

In an attempt to respond to consumer demands for practicality, as well as hold the line on prices, home builders surveyed by NAHB are most likely to include these features as standard in their houses this year:

Walk-in closets in the master bedroom

Laundry rooms

Insulated front doors

Great rooms

Energy-efficient windows

Linen closets

Programmable thermostats

Energy-efficient appliances and lighting

Separate shower and tub in master bathrooms

Nine-foot ceilings on the first floor

Here are the features builders said they are least likely to add to houses in 2010. You’ll notice a lot of the items being eliminated are luxury features, as builders try to lower costs.

Butler’s pantries

Media rooms

Desks in kitchens

Two-story foyers

Multiple shower heads in the master bath

Smaller kitchens
