10 Things to Do While Waiting for Your Thomasville Home to Sell

1.    Clean. I’m sure you’ve already cleaned every part of your Thomasville home to prepare it for sale. Make a game of it this time.  Time yourself to see how fast you can clean one room or one drawer.  Or, take out every type of cleaner you have and use it in each room.

2.    Plant a container garden. The best part of a container garden is that you can take it with you. Plant some herbs or easy to grow vegetable plants, like tomatoes or cucumbers.

3.    Sort through your magazines. Now you have the time to read all those magazine articles you’ve been saving.  Cut out coupons and recipes.  Send articles to your friends to let them know you’re thinking of them.  Throw out the magazines when you’re finished.

4.    Clear the pantry and freezer. You don’t want to take all your excess food with you when you move. Clean out the pantry, and donate supplies to your local homeless shelter or food pantry.  Eat something from your freezer every day until it’s all gone.

5.    De-clutter and eliminate.  Clean out your makeup stash. Weed through the kids’ toy box. Do any small task that will lighten your moving load.  Ask yourself, do I really want to pack this item, move it and then unpack it?  If the answer is no, pitch it or give it away.

6.    Finish crafts. Go ahead and finish the quilt or scrapbook you’ve been working on. This will help clean out your craft closet and will make packing your craft supplies that much easier.

7.    Empty your medicine cabinet. Do you really need that bottle of medication from your surgery 12 years ago? Toss anything that’s out of date or that you no longer need to keep.

8.    Save your digital photos to a disk. Choose only the photos you want to keep and save them to a CD or flash drive. You never know when your computer is going to crash.

9.    Have a yard sale. You need to clean out your closets anyway. You might as well make some money off the items.

1.    Throw a barbeque. Take the proceeds of your yard sale and have a barbeque for you and your neighbors. Think of this as a going away party.

Remodeling Your Thomasville Home for Sale: Cost vs. Value

RemodelingWhen considering a remodeling job for your Thomasville home for sale in an effort to increase value, it’s hard to decide what should be done. Well, this isn’t exactly true.  If your carpet is old, matted and outdated, for instance, you might want to start there. Grungy wooden kitchen cabinets? That’s another starting place.

However, if your Thomasville home for sale is in darn good condition (if you do say so yourself) and you’re not being noticed by buyers, you just might be asking, “What can I do to improve?”

Well, for frustrated, confused homeowners, there is good news. You don’t have to guess. Twenty-two years ago, Remodeling magazine, with cooperation from REALTOR® Magazine, began publishing an annual “Cost vs. Value Report.” This report covers 33 possible home remodeling projects over 80 cities.

The recouped cost for many of these projects has been slowly declining since 2006 or, in some cases, rapidly dropping. However, the recently released 2009-10 Cost vs. Value Report for home remodeling shows some surprising increases.

If you just look at the trends from 2008-09 to 2009-10, you might think any type of addition or change would be a waste of money. When looking over the report, though, pay attention to the recouped cost. For instance, a little red arrow says a wooden deck addition is dropping in resale value, while the recouped cost is still 80.6%. Not bad in a hard buyer’s market.

If you don’t want to look at the report, I understand – it’s a lot of numbers. So, I’ve summarized some of the important bits for you:

♦    Basement remodel – 75.4% (up)
♦    Wooden deck addition – 80.6% (up)
♦    Steel entry door replacement – 128.9% (up)
♦   Minor kitchen remodel – 78.3% (down)
♦    Vinyl siding replacement – 79.9% (down)
♦    Vinyl window replacement – 76.6% (down)
♦    Foam-backed vinyl siding replacement – 79.0% (down)
♦    Fiber-cement siding replacement – 83.6% (down)
♦    Vinyl window replacement – 76.5% (down)

Rising Trends from 2008 – 2009/10

♦    Fiberglass grand entrance
♦    Roofing replacement
♦    Steel entry door replacement
♦    Fiberglass entry door replacement
♦    Attic remodel
♦    Backup power generator
♦    Attic bedroom

So, where will you get the best bang for your buck for home remodeling? The trends say replacements. Buyers want security (steel doors), shelter (roofing) and energy savers (windows). They want the exterior to look good for less work (siding) and maybe an extra guest or child bedroom (attic). The great thing for you is:  they’re willing to pay for it.

Now think about why you bought your home in the first place. Do the things still exist that made you value the home enough to buy it?  If yes, maybe you should stay.

What Future Buyers Are Looking For In Thomasville Homes for Sale

PlaygroundOwners of Thomasville homes for sale are wondering, “What are buyers looking for?” This is especially true if the home has been on the market for a while. Well, homeowners aren’t the only ones. Several companies, including Better Homes and Gardens and Avid Ratings, the exclusive research provider for the National Association of Home Builders, have researched this question.

So, what are buyers looking for in national and Thomasville homes for sale? In a 2010 Avid Ratings homebuyer’s study, over 22,000 homeowners, who bought their homes in the past nine years, provide some clues. In short, the study says practicality beats out extras any day.

The days of formal dining rooms, oversized backyard patios and community clubhouses are gone. Swimming pools aren’t that big a deal, but neither are upstairs laundry rooms or home theaters. These extras have been replaced by practicalities such as:

♦    Children’s playground
♦    Walking paths
♦    Large kitchens (with island if possible)
♦    Home office or study
♦    Main-floor master bedroom
♦    Two-car garages
♦    Oversize showers with seating

As well, although buyers are willing to have less space, they’re big on “green” features such as high-efficiency windows, insulation and appliances.

The home survey by Better Homes and Gardens reveals much the same information. Homeowners and potential buyers pointed towards downsizing into smaller, greener homes. Again, high-efficiency appliances topped the interest levels, with a lean towards Energy Star appliances.

The home office is still a priority, although it doesn’t have to be dedicated space; many would be perfectly happy with a multi-purpose space, instead. The real key, however, is no wasted space, along with ample storage.

If you’re considering doing any amount of remodeling to excite potential buyers, the information contained in these surveys are priceless. 5 Things I’ve Learned From Thomasville Real Estate

WrinklesIn my years as a real estate agent, I’ve learned a lot from people and Thomasville real estate. Oddly enough, the main thing I’ve learned is that homes are a lot like people…

#1. Homes get wrinkles, too. Yes, believe it or not, I’ve seen Thomasville real estate with sagging plaster, drooping windows and hanging doors. Brand new For Sale signs sit out front, their clean, white sparkle contrasting with the wrinkles. It’s not attractive; the homes may be only ten years old (30 in house years), but they look much older. Be kind to your home – use cosmetic surgery.

#2. There’s cosmetic surgery for homes. Only, in home-speak, it’s called “replacements.” If you notice your home has wrinkles and you want to sell it, see what replacements you can afford. Windows? Check. They’re reasonably affordable on most budgets and can make a huge difference in how the house looks. Hanging doors? Check. Not as affordable as windows, but still doable. With $10,000 or less, YOU can give your home a major facelift.

#3. Homes get tired. Have you looked around your house lately? This is one of the first things you want to do before putting it on the Thomasville real estate market. Is your home tired and worn out? Even relatively young homes can show signs of energy-deficiency. Cabinets start sagging.  Doors groan and sigh when you open them. Windows refuse to stay open all the way and slowly slide back down in the tracks. Give your home an energy boost.  Even a little WD40 can make a difference, especially on groaning doors.

#4. Homes can go bald and get age spots. It’s true, they can. What used to be a bright red roof has faded and peeled in places, giving the home an “aged” look. The real kicker is, to keep it bright and pretty, you have to maintain it, dye it or replace it. Take care of your home’s head!

#5. Homes need TLC. To stay happy and healthy, homes need tender loving care. With a steady diet of maintenance, touchups and cosmetic surgery, your house will find a happy home with a good buyer.

Worried About Your Home for Sale in Thomasville? Survey Reveals Possibilities

WorriedMany real estate aficionados worried that the ending of the homebuyer tax credits would mean an end to sales. However, a new real estate survey, conducted April, 2010, says homeowners with a home for sale in Thomasville and throughout the nation have more chances to sell their homes.

♦    Ages 25 – 64

♦    $35,000 + household income

Survey Results

♦    Over 90% of American consumers think the homebuyer tax credit program helped the real estate industry and first-time buyers.

♦    65% actually looking for a home don’t consider the end of the tax credit program to be a factor in their own decisions.

♦    46% expect area real estate prices to increase over the next year.

♦   12% expect area real estate prices to decline over the next year.

♦   79% expect to see an increase in prices over the next five years.

♦    20% expect prices to rise significantly over the next five years.

♦   75% of renters think renting isn’t as good a long-term choice as owning a home.

How You Can Benefit

As the survey shows, there are still plenty of interested buyers out there.  You just have to know where to find them.

Talk with your agent about which markets are hot in your area. For instance, have older individuals been buying in the area more than young families or vice versa? When You Can’t Sell Your Thomasville Home to Younger Buyers…

Young families, Gen-Xers and 30-somethings tend to want to move into a Thomasville home with high technology: expensive items like home theatres or home automation. Older buyers, however, have a frugal mindset, are often on a fixed income, and have a different set of requirements for their potential Thomasville home.

Why would you want to market to older buyers? Several reasons, but the main reason is the size of this market, especially the size of the baby boomer generation.

The Population Reference Bureau reports that there were 76 million births during the 19 years covering the baby boomer generation.  A large percentage of these baby boomers, who are now between the ages of 46 and 64, are looking or soon will be looking for a home to live in during their retirement years.

What are they looking for? The National Association of Home Builders says this market wants practicality over technical advances:

♦    Storage space – Most have amassed a lot of personal belongings they aren’t willing to get rid of when they move.

♦    First floor master bedrooms – The older you get, the less stairs you want to climb as a rule. First floor master bedrooms are an excellent selling point.

♦    Easy-open windows – No one wants to struggle with opening windows. This is especially true with the older generations.

♦    Room-related aids – Grab bars in the bathrooms, easy-to-reach kitchen cabinets, railings on the porch: these aids can make a big difference to older buyers.

♦    Public transportation access – Many of the older generations prefer public transportation to driving, and easy access to that transportation is paramount.

♦    Non-slip flooring – It’s a fact of life. The older you get, the more fragile your bones and muscles are. Non-slip flooring reduces the chance of severe injury.

The two major features older generations want fall under the categories of “easy living” and “security.” Home maintenance and repair services, outside lawn maintenance and security systems are big sellers. As well, home entries without stairs, lever-handled doors, wider hallways and walk-in showers and tubs are all extras that raise the chance of the older generation buying a home.

Disclosure_webIf you have a home for sale in Thomasville or anywhere else in the U.S., you may have heard of the term “disclosure.”  What is it, why is it important, and what does it entail? 

What is disclosure?

First, disclosure is the act of informing a buyer about any issues that your home for sale in Thomasville may have. For instance, if the home has water damage in the basement, you may have to tell the potential buyer about it. I say, “may have to,” because in some states disclosure is a legal issue. Many real estate agents (including myself), follow a simple rule when it comes to disclosure. “If you wonder whether you should tell the buyer about something, you probably should.” While disclosing problems may mean a lower sales price, not sharing may have you paying more than you ever wanted to in legal fees. 

Some things, such as a violent death in the house, have a statute of limitations in most states. For instance, with few exceptions, California Civil Code 1710.2 requires that you tell the potential buyer if the death happened less than three years prior. 

Certain disclosures are required, such as lead based paint, the presence of asbestos, or if there’s ever been toxic mold or termites. The rest of the requirements vary from state to state. 

As you can see, disclosure isn’t a minor issue. What you have to share versus what you should share, however, all depends on whether you have a home for sale in Thomasville or elsewhere in the U.S. If you’re up front, you’ll have a much better chance of keeping the money you made off the sale, versus spending it in legal fees.

Add field dressing

Okay, perhaps that goes a little far with the hunting analogy. Basically, in a tough buyer’s market, presentation is everything. Have strong curb appeal outside. Get rid of personal clutter inside. Stage the rooms and clean, clean, clean. It’s a beauty contest.  Dress your home accordingly.

♦  The first and most obvious is not to use virtual staging to deceptively hide imperfections in your home. The purpose of these images is to enhance, yes, but if you hide issues it’s not only unethical, but, in some states, illegal.

♦  The second is to be sure to let the potential buyer know that the home is either vacant or has different furniture than what’s shown.  You must be transparent and upfront that the images are computer generated. Otherwise, they will feel confused – or even scammed – when they get to the home to see and buy it.  This may seem a deal “killer,” but it all depends on how this information is presented.  

Home stagers have written in favor of real life home staging (putting down virtual staging, of course). Virtual stagers have written the opposite. So which one is better? Thomasville Real Estate – A Little Humor Goes a Long Way

ALittleHumor_webIf you pay attention to national and Thomasville real estate at all, especially if you access news on the internet, it has to be confusing. I read stories online, and I’m amazed by the conflicting information, and I worry about how it must come across to individuals trying to buy or sell Thomasville real estate. 

For instance, only a month or two ago, experts were concerned that we didn’t have enough of a housing supply. Now, online sites like the Wall Street Journal are reporting that the U.S. actually has 103 months worth of foreclosed homes – a heavy load that would take 9 years to get rid of. Honestly, it often gives me a headache. Occasionally, it makes me laugh – in a slightly horrified, appreciating the irony type of way. 

I felt the need to lighten the load a bit and share something humorous with you. The idea for this blog came from a friend of mine, who asked her 10-year-old son what he’d learned in Social Studies that day. He replied, “Nothing. We’re still looking for the government.” 

Yesterday, I came across a page from Kensington Realty Advisors on which they share a bit of real estate humor. Here’s an excerpt: “LODGING – All employees are encouraged to stay with relatives or friends while on Company business. If weather permits, public areas such as parks and parking lots should be used as temporary lodging. Bridges may provide shelter in periods of inclement weather.” 

Will this help you sell your house? Probably not, but it might. 

You have to keep a little humor going. Tons of clichés fill our vocabulary: “when the chips are down,” “when life gives you lemons,” “look on the bright side.” They all add up to the same message, that you can’t take life too seriously – even the life of real estate

With the knowledge agents gain through training and experience, the marketing available to agents, and the resources agents have at their fingertips, you have a much better chance of selling your home with an agent than on your own. If you don’t mind having your home sit on the market for awhile, FSBO may be the way to sell. However, if you need your home to sell sooner rather than later, you need an agent. 

Fact #3, for buyers and sellers – Selling or buying a home isn’t as simple as “yeah, I’ll take it” and throwing money down. Selling real estate includes everything from negotiations and contracts to assessments and legalities. If either side doesn’t complete the steps correctly, actually closing the deal may be impossible. To be blunt, real estate agents are trained to handle the pitfalls of selling or buying a home and ensure that the sale goes smoothly.
