If you’re like most homeowners, you don’t spend much time thinking about the drains in your Thomasville home until they stop working.  Clogged drains are never pleasant, but ignoring the problem only makes matters worse. 

Here are fixes to two of the most common drain problems owners of Thomasville homes encounter:

How to Fix a Clogged Toilet

Unfortunately, clogged toilets are a fact of life.  Here are some quick tips on how to get your toilet flowing freely:

♦    Stop flushing because it will overflow.

♦    Bail out.  If the toilet is almost overflowing, get a buck and bail out the water until the toilet bowl is only half full.  This will drastically reduce the mess.

♦   Plunge.  Line the edge of the plunger’s cup with petroleum jelly to create a tight seal.  Insert the plunger at an angle to prevent air from being trapped under the cup.  Using a good amount of force, pump the plunger several times.  Pull the plunger forcefully upwards.  If the water disappears down the toilet, the clog is gone!

♦   Repeat.  Keep plunging until the clog is dislodged.

♦   Add water and flush.  Once the clog is gone, use a bucket to pour water into the toilet and flush it.  Do this several times to be sure the toilet bowl empties each time.

♦   If you’ve plunged several times, and the toilet is still clogged, it’s probably time to get a drain snake or call a plumber.

How to Fix a Clogged Double-Bowl Sink

Fixing a clog in a single bowl sink is as basic as filling the bowl halfway with water then plunging until the clog is loosened. 

A clog in a double-bowl sink is slightly trickier to fix.

♦   Plug one side of the double sink.  Use a stopper or stuff a wet rag into the opening.  If it’s a bath sink, stuff a rag into the overflow hole. In both cases, the rag or plug helps deliver the pressure directly to the clog.

♦   Plunge the other side of the double sink.  Place a sink plunger into the other side of the sink. Make a tight seal in the drain with the plunger.  When you release the suction the drain should clear.  Repeat if the clog isn’t cleared.

♦   Call the plumber.  If the clog isn’t cleared, it may be time to call the plumber.

One of the most important decisions you’ll make when either buying or selling a home is selecting a Thomasville real estate agent.  Picking the right agent for you can save you time, effort, aggravation and money.

3.    Hiring the first agent you meet.  Yes, it takes time to interview at least three real estate agents, but it’s worth it.  You’ll save that time and more in the long run when you find a knowledgeable agent you enjoy working with.  Making an impulsive decision by saying yes to an agent as soon as he’s finished his presentation is never a good idea.  Take the time to visit with multiple agents, compare their credentials and styles and only then make your selection.

4.    Choosing an agent because he’s the only one who agrees with your selling price.  That lone agent who agrees with you may not have done the research needed to set the best price or he may just be telling you what you want to hear.  If multiple agents state that your selling price is wrong, listen to them.  You’re looking for the best advice, not a yes man (or woman). 

5.    Skipping the reference check.  Even if you’re a great judge of character, take the time and effort to check agents’ references before hiring them.  Ask for at least three references from recent real estate transactions the agent has completed, then follow-up by calling those references.  Ask the clients how they felt about their experience with the agent, if they’d use the agent again, what the best thing was about their experience and what the worst thing was about their experience.

Ditch the 9s When Pricing Your Thomasville Real Estate

Most, if not all, Thomasville real estate buyers begin with an Internet property search. Even buyers who are working with real estate agents start the weed-out process on the Web. 

Because real estate has such a strong virtual presence these days, smart internet marketing (including price setting) is an absolute must for selling your home quickly.  Here are a few pricing techniques to maximize the number of potential buyers who find your home when they search for Thomasville real estate online: 

♦     The theory of 9s – Most real estate search engines have parameters that filter listings based on $25,000 or $50,000 price blocks. For instance, you can search for houses valued $150,000-$200,000 or $200,000-$250,000. Many sellers don’t seem to take this into account. Instead, properties are listed using the same marketing techniques that grocery stores use to sell you a gallon of milk — they use a lot of 9s in the pricing to make it look less expensive. However, today’s buyers aren’t going to be fooled by that system.  

♦     How to span markets – While you might think listing your house for $399,900 will make buyers see your home as a bargain, you might actually be losing out on a lot of interested buyers. When buyers search for houses from $400,000-$450,000, your property won’t show up, so you’d be better off upping the price a little to $400,000. Then you’ll expand your potential buyer base because it will show up in property searches priced $350,000-$400,000 AND searches priced $400,000-$450,000.  

♦     The pros and cons of under-pricing your homeIf you’ve priced your property somewhere in the middle, like at $309,000, common sense might tell you that lowering the price $9,000 to price it at $300,000 would be undervaluing it. However, getting many more buyers through the door will certainly help your property sell faster. While I do not recommend purposely under-pricing your home, if you did happen to undervalue it, buyers will notice and you might end up with a multiple-offer situation allowing you to get even more from your property. 

Don’t resort to out-dated marketing tricks that might actually be hurting your chances of a fast sale at top dollar.

♦     Difficult negotiations. Sellers may refuse to lower the price of their homes, even if the homes are overpriced, or they may not want to pay for needed repairs.  The home owner is also more personally connected to the property than a real estate agent would be and therefore may be more sensitive to any form of critique.
