10 Things to Do While Waiting for Your Thomasville Home to Sell

Monday, August 30th, 2010

Yard Sale-640Selling a home is sometimes a long process. You can sit around worrying and wondering when you’ll have a buyer, or you can get busy to help the time fly.  Here are 10 things to do while waiting for your Thomasville home to sell:

1.    Clean. I’m sure you’ve already cleaned every part of your Thomasville home to prepare it for sale. Make a game of it this time.  Time yourself to see how fast you can clean one room or one drawer.  Or, take out every type of cleaner you have and use it in each room.

2.    Plant a container garden. The best part of a container garden is that you can take it with you. Plant some herbs or easy to grow vegetable plants, like tomatoes or cucumbers.

3.    Sort through your magazines. Now you have the time to read all those magazine articles you’ve been saving.  Cut out coupons and recipes.  Send articles to your friends to let them know you’re thinking of them.  Throw out the magazines when you’re finished.

4.    Clear the pantry and freezer. You don’t want to take all your excess food with you when you move. Clean out the pantry, and donate supplies to your local homeless shelter or food pantry.  Eat something from your freezer every day until it’s all gone.

5.    De-clutter and eliminate.  Clean out your makeup stash. Weed through the kids’ toy box. Do any small task that will lighten your moving load.  Ask yourself, do I really want to pack this item, move it and then unpack it?  If the answer is no, pitch it or give it away.

6.    Finish crafts. Go ahead and finish the quilt or scrapbook you’ve been working on. This will help clean out your craft closet and will make packing your craft supplies that much easier.

7.    Empty your medicine cabinet. Do you really need that bottle of medication from your surgery 12 years ago? Toss anything that’s out of date or that you no longer need to keep.

8.    Save your digital photos to a disk. Choose only the photos you want to keep and save them to a CD or flash drive. You never know when your computer is going to crash.

9.    Have a yard sale. You need to clean out your closets anyway. You might as well make some money off the items.

1.    Throw a barbeque. Take the proceeds of your yard sale and have a barbeque for you and your neighbors. Think of this as a going away party.

Take advantage of the time you have while waiting for your Thomasville home to sell.

Remodeling Your Thomasville Home for Sale: Cost vs. Value

Friday, August 27th, 2010

RemodelingWhen considering a remodeling job for your Thomasville home for sale in an effort to increase value, it’s hard to decide what should be done. Well, this isn’t exactly true.  If your carpet is old, matted and outdated, for instance, you might want to start there. Grungy wooden kitchen cabinets? That’s another starting place.

However, if your Thomasville home for sale is in darn good condition (if you do say so yourself) and you’re not being noticed by buyers, you just might be asking, “What can I do to improve?”

Well, for frustrated, confused homeowners, there is good news. You don’t have to guess. Twenty-two years ago, Remodeling magazine, with cooperation from REALTOR® Magazine, began publishing an annual “Cost vs. Value Report.” This report covers 33 possible home remodeling projects over 80 cities.

The recouped cost for many of these projects has been slowly declining since 2006 or, in some cases, rapidly dropping. However, the recently released 2009-10 Cost vs. Value Report for home remodeling shows some surprising increases.

If you just look at the trends from 2008-09 to 2009-10, you might think any type of addition or change would be a waste of money. When looking over the report, though, pay attention to the recouped cost. For instance, a little red arrow says a wooden deck addition is dropping in resale value, while the recouped cost is still 80.6%. Not bad in a hard buyer’s market.

If you don’t want to look at the report, I understand – it’s a lot of numbers. So, I’ve summarized some of the important bits for you:

Recouped cost of 75% or above

♦    Attic bedroom – 83% (up from 2008)
♦    Basement remodel – 75.4% (up)
♦    Wooden deck addition – 80.6% (up)
♦    Steel entry door replacement – 128.9% (up)
♦   Minor kitchen remodel – 78.3% (down)
♦    Vinyl siding replacement – 79.9% (down)
♦    Vinyl window replacement – 76.6% (down)
♦    Foam-backed vinyl siding replacement – 79.0% (down)
♦    Fiber-cement siding replacement – 83.6% (down)
♦    Vinyl window replacement – 76.5% (down)

Rising Trends from 2008 – 2009/10

♦    Fiberglass grand entrance
♦    Roofing replacement
♦    Steel entry door replacement
♦    Fiberglass entry door replacement
♦    Attic remodel
♦    Backup power generator
♦    Attic bedroom

So, where will you get the best bang for your buck for home remodeling? The trends say replacements. Buyers want security (steel doors), shelter (roofing) and energy savers (windows). They want the exterior to look good for less work (siding) and maybe an extra guest or child bedroom (attic). The great thing for you is:  they’re willing to pay for it.

If you’re still wondering whether you’re remodeling the right area of your Thomasville home for sale, read the report.

If you’d like to sell your home or are looking for a new home that’s already been remodeled (or that you can remodel), First Thomasville Realty can help. Call us today at 229-226-6515 or email us at info@FTRealty.com for more information.

Should You Stay in Your Thomasville Home or Should You Go?

Wednesday, August 25th, 2010

bubble_popHave you ever seen a child right after a huge chewing gum bubble pops on his face? A mess everywhere, eyes wide, mouth in an “O” – rather reminiscent of the real estate industry when its own bubble popped. Homeowners panicked and began trying to sell their Thomasville homes.

As more pushed to unload the instantly unwanted “step child” of homeownership, the real estate market became glutted, resulting in lower sales prices. Two years later, some owners are still trying to sell their Thomasville homes, still panicking, and still worried about what the future will bring. However, you might be like some homeowners, who are indecisive about selling their homes or who realize they don’t really want to sell.

Stop.

Take a deep breath.

Quit worrying for a moment and ask yourself… Why am I selling?

There are good reasons to sell:

♦    Your house has become hard to afford.
♦    You’re getting older and need to move somewhere that doesn’t take as much maintenance.
♦    You need to relocate for your job.

But there are a lot of not-so-good reasons to sell:

♦    You’ve read so much about people who have been unable to sell their homes that you became alarmed and put yours on the market “just in case” you want to sell it later.
♦    You’re simply tired of your home.  If that’s the case, all you actually need to do is update or redecorate your home to make it sparkle again.
♦    You’d just like to see what you can get for your home.

It may seem strange for a real estate agent to speak against selling Thomasville homes. However, my first motivation is always doing what’s best for my client, including giving them the best advice I can. So, I urge you to take a moment and think about it:  do you really need to sell your home now?

Even if your home has lost some of its value, there are many ways that your home is still very valuable:

♦    Building credit – Home ownership is still a good way to build credit. With good credit you can borrow for other major expenses, such as a new car.

♦   Building equity – The average home equity for the U.S. is approximately $38,000. When you consider how much your home costs, that may not seem like much. However, when you are ready to sell, that equity will be there to put toward your next home purchase or your retirement savings.

♦    Saving money on taxes – Owning a home offers several tax benefits. For most Americans, the biggest benefit is deducting the annual interest paid on a mortgage.

♦    Living well – There’s a reason why homeownership is still called the American Dream.  It simply feels good to live in a home you love.  That you can decorate any way you want.  A home that’s your very own.

Now think about why you bought your home in the first place. Do the things still exist that made you value the home enough to buy it?  If yes, maybe you should stay.

If you do need (or want) to sell your home, First Thomasville Realty can help. Call us today at 229-226-6515 or email info@FTRealty.com for more information.

What Future Buyers Are Looking For In Thomasville Homes for Sale

Monday, August 23rd, 2010

PlaygroundOwners of Thomasville homes for sale are wondering, “What are buyers looking for?” This is especially true if the home has been on the market for a while. Well, homeowners aren’t the only ones. Several companies, including Better Homes and Gardens and Avid Ratings, the exclusive research provider for the National Association of Home Builders, have researched this question.

So, what are buyers looking for in national and Thomasville homes for sale? In a 2010 Avid Ratings homebuyer’s study, over 22,000 homeowners, who bought their homes in the past nine years, provide some clues. In short, the study says practicality beats out extras any day.

The days of formal dining rooms, oversized backyard patios and community clubhouses are gone. Swimming pools aren’t that big a deal, but neither are upstairs laundry rooms or home theaters. These extras have been replaced by practicalities such as:

♦    Children’s playground
♦    Walking paths
♦    Large kitchens (with island if possible)
♦    Home office or study
♦    Main-floor master bedroom
♦    Two-car garages
♦    Oversize showers with seating

As well, although buyers are willing to have less space, they’re big on “green” features such as high-efficiency windows, insulation and appliances.

The home survey by Better Homes and Gardens reveals much the same information. Homeowners and potential buyers pointed towards downsizing into smaller, greener homes. Again, high-efficiency appliances topped the interest levels, with a lean towards Energy Star appliances.

The home office is still a priority, although it doesn’t have to be dedicated space; many would be perfectly happy with a multi-purpose space, instead. The real key, however, is no wasted space, along with ample storage.

If you’re considering doing any amount of remodeling to excite potential buyers, the information contained in these surveys are priceless. If you’re one of the owners of Thomasville homes for sale thinking your house is too small, it’s great news. If you thought you might upgrade to more energy-efficient appliances, you’re on the right track. Consider what you can do to make your home more “future buyer” friendly!

If you’d like to sell your home or are looking for a more energy-efficient home, First Thomasville Realty can help. Call us now at 229-226-6515 or email info@FTRealty.com for more information.

Buying a Home with a Thomasville Real Estate Agent

Friday, August 20th, 2010

FTR Master March 2010If you have never purchased a home before, you may not yet recognize how crucial it is to acquire the services of a professional Thomasville real estate agent.

Buying a home will probably be the most expensive purchase you ever make.  Therefore, you undoubtedly should consider enlisting the help of a REALTOR® who has experience, extensive knowledge of the area and integrity.

Benefits of using a professional Thomasville real estate agent

Having your own buyer’s agent to walk you through the entire home buying process saves you a lot of time and stress, as well as money.

You decide:

♦    Size of home desired
♦    Style preferred
♦    Location
♦    Price range

That’s easy!  With this basic information, your agent begins the hard part: searching for the perfect home for you and successfully guiding you through the purchase process.

Your agent helps with:

♦    Generating a small defined list of good choices
♦    Forming a realistic budget
♦    Financing
♦    Determining what a home is really worth
♦    Making offers for you
♦    Negotiating with the seller
♦    Alleviating stress that’s a part of any transaction of this magnitude
♦    Overseeing your home inspection
♦    Renegotiating any problems found in the home inspection
♦    Explaining and demystifying taxes, interest, and other particulars
♦    Finalizing all the paperwork and details with the lender, seller and title company
♦    Closing on the sale

All the hours your agent invests assisting you and making sure your best interests are looked after financially, legally and emotionally are well worth the real estate commission he or she receives after you finalize your purchase.  And typically, as the buyer, you don’t pay the commission.  The seller pays it!

Does Your Vacant Thomasville Real Estate Need Protection?

Wednesday, August 18th, 2010

Home_SecurityAt the end of 2009, there were about 18.8 million empty homes in the U.S., according to Census Bureau estimates.  This number includes foreclosures, residences for sale and vacation homes.  Do you know what this means for your Thomasville real estate?

Unfortunately, the rise of empty housing has caused a rise in vandalism, and your empty Thomasville real estate may very well become a victim. Since no one is around to report the intrusion, the damage caused by vandals is often worse than it might otherwise be.

You may think that you don’t need to secure your vacant home because there’s nothing of value to steal.  Think again.  Light fixtures, appliances, copper plumbing,  heating and air conditioning systems and even solid wood doors and mantles have a high street value to thieves.

Protect Your Home

Your homeowner’s insurance policy most likely does not cover your home after it is vacant.  Although homeowner’s insurance for vacant properties can be costly, it might save you a lot of heartache in the long run.

In addition to purchasing vacant property insurance, here are a few things you can do to protect your property until it’s sold:

♦    Rent your property or hire a house sitter.

♦    Install a home security system. Not only can this keep your property safer, it may also help lower your current insurance.

♦    Make the property look used.  Have someone grab your mail (or have the post office hold it), park a car in your driveway, have timers that turn lights on and off at different times.

♦    Keep the lawn mowed.

In the meantime, make sure you have a good real estate agent with a track record for selling in a slow market. Your Thomasville real estate is a huge investment. Protect it!

If you’re ready to get your home sold, First Thomasville Realty can help.  Call us now at 229-226-6515 or email info@FTRealty.com .

5 Things I’ve Learned From Thomasville Real Estate

Monday, August 16th, 2010

WrinklesIn my years as a real estate agent, I’ve learned a lot from people and Thomasville real estate. Oddly enough, the main thing I’ve learned is that homes are a lot like people…

#1. Homes get wrinkles, too. Yes, believe it or not, I’ve seen Thomasville real estate with sagging plaster, drooping windows and hanging doors. Brand new For Sale signs sit out front, their clean, white sparkle contrasting with the wrinkles. It’s not attractive; the homes may be only ten years old (30 in house years), but they look much older. Be kind to your home – use cosmetic surgery.

#2. There’s cosmetic surgery for homes. Only, in home-speak, it’s called “replacements.” If you notice your home has wrinkles and you want to sell it, see what replacements you can afford. Windows? Check. They’re reasonably affordable on most budgets and can make a huge difference in how the house looks. Hanging doors? Check. Not as affordable as windows, but still doable. With $10,000 or less, YOU can give your home a major facelift.

#3. Homes get tired. Have you looked around your house lately? This is one of the first things you want to do before putting it on the Thomasville real estate market. Is your home tired and worn out? Even relatively young homes can show signs of energy-deficiency. Cabinets start sagging.  Doors groan and sigh when you open them. Windows refuse to stay open all the way and slowly slide back down in the tracks. Give your home an energy boost.  Even a little WD40 can make a difference, especially on groaning doors.

#4. Homes can go bald and get age spots. It’s true, they can. What used to be a bright red roof has faded and peeled in places, giving the home an “aged” look. The real kicker is, to keep it bright and pretty, you have to maintain it, dye it or replace it. Take care of your home’s head!

#5. Homes need TLC. To stay happy and healthy, homes need tender loving care. With a steady diet of maintenance, touchups and cosmetic surgery, your house will find a happy home with a good buyer.

Now, maybe it seems a little silly, and maybe it is, but all the above is true. If you’re selling your home, make sure it stands proud above the rest!

Are you looking for a buyer who will care for your home? We can help. Call First Thomasville Realty now at 229-226-6515 or email us at info@FTRealty.com for more information.

Thomasville Real Estate Seller Strategies 101: Common Sense Curb Appeal

Friday, August 13th, 2010

Curb_appealAdvice for home sellers is everywhere!  Turn on the TV, radio, or computer and you’re practically bombarded with ideas on how to prepare your Thomasville real estate to get it sold.

Curb Appeal: It’s Elementary, My Dear Watson

Sometimes the simplest solution is right under your nose.  Sure, renovations, additions, upgrades and updates are great—and should not be overlooked. But common sense says buyers make their first judgment of homes for sale based on the homes’ exterior.

Increasingly Discerning Buyers in Today’s Thomasville Real Estate Market

Today’s real estate market is challenging for sellers, all the more reason why every little detail matters. Buyers know they are in a strong buyer’s market and literally won’t put up with any rubbish, when window shopping for homes.

Before a potential buyer even considers stepping a foot inside your home, they want to see curb appeal—and not just any curb appeal, mind you. The discerning home buyer of today wants everything “just so.”

Here’s what buyers are looking for:

♦      Precision lawn care: That means weekly mowing and edging in the warm months and snow or ice removal in the cold months.  The perfect lawn features mowing done in precise straight lines resulting in a very symmetrical, uniform look.  Don’t forget to trim around the driveway, stones, garden, trees, and especially the sidewalk.
No junk lying around: Pack rats, you know who you are!  Put things in storage.  Don’t have an RV blocking your driveway or bikes and toys strewn everywhere.
Beautify: Pick up leaves, weeds, branches and other debris.  Plant beautiful flowers.  You can even buy pre-bloomed flowers and replant.
Splash o’ Color: Paint the house, garage, doors and shutters in neutral, updated colors.
Fix and Re-Finish: Wooden decks and porch railings should be in tip-top shape.

How to Buy Thomasville Real Estate after a Previous Bankruptcy

Wednesday, August 11th, 2010

BankruptcyA past filing of bankruptcy does not mean you can’t buy Thomasville real estate.  Your real estate agent may be able to help you get a mortgage or find other ways to buy a home, if you do get turned down for a traditional mortgage.

Before you meet with your Thomasville real estate agent, here are a few ways to prepare:

♦   Have a copy of your current bank statement
♦   Have written proof of your monthly income
♦   Make a list of all your current monthly bills
♦   Collect all your recent credit card statements
♦   Have a copy of your bankruptcy agreement

Put all this info in a file folder and take it to your meeting.  Your Thomasville real estate agent will appreciate you doing your homework!

If you have straightened out your credit since the bankruptcy, you are in a much better position to get a mortgage. Hopefully, you are currently paying all your monthly bills on time and rebuilding your credit rating.

The bigger your down payment, the easier it will be to get a mortgage.  So, where can you get money for a down payment?

♦   Have you been having money taken out of your checks and put into a savings?
♦   Do you have any money market accounts?
♦   Do you have money invested in mutual funds?
♦   Do you have certificates of deposit about to come due?
♦  Will you be receiving a bonus from your employer?
♦   How about a friend or relative who would loan you the down payment?

Hopefully, you are now ready to go shopping for your new home. To get started, give First Thomasville Realty a call today at 229-226-6515 or email us at info@FTRealty.com .

5 Reasons Thomasville Home Sellers Reject Offers

Monday, August 9th, 2010

Reject_OffersRejection is a hard thing to face in life, whether it’s from a potential client, a potential boss or a potential home seller.  As a Thomasville home buyer, your stress level might be reduced if you’re aware of some of the reasons a seller may reject your offer.

Before we give you the list of reasons, We’d like to mention that even if you and your buyer’s agent do everything right, the seller may still reject your offer.  It frequently has nothing to do with you.

With that said, here are 5 common reasons sellers reject offers on their homes:

1.  The offer wasn’t enough for them to pay off their mortgage. For most sellers, the bottom line is paying off their mortgage. If your offer won’t cover the mortgage, they cannot accept it.

2.  They may have just been testing the waters to see what they can get for their home.

3.  Their plans may have changed. People put their homes on the market because they need to move, they want to upgrade their home, or they can no longer afford their Thomasville home. If the circumstances change, they may not need to sell their home.

4.  Their deal may have fallen through. Perhaps your seller was buying another house contingent on the sale of their property. If something went wrong with that deal, they may not be able to sell their Thomasville home to you.

5.  You may be asking too much of them. The seller may not have the time or money to make any repairs they think are insignificant. Perhaps you want to close too soon or would like to move in to the home before closing.

Don’t get depressed when a seller rejects your offer. There may be many reasons for their refusal.  Help your real estate agent develop a counter offer, or move on to a new opportunity.  There are a lot of homes on the market.  You may be pleasantly surprised when you start looking again and find a home that fits your lifestyle even better.

When you’re ready to buy a home, We can help you find a great home and negotiate to a successful “Yes, we’ll accept your offer.” Call First Thomasville Realty today at 229-226-6515 or email us at info@FTRealty.com to get started.

4 Tips for Buying Thomasville Homes for Sale

Friday, August 6th, 2010

Buy_A_HomeWe, meaning the real estate industry, say, “It’s a buyer’s market!”  Buyers think that means that deals are available out in the big wide world of Thomasville homes for sale. Although that’s true, it’s not the whole truth. The whole truth is that money pits, bad deals and half-hearted sellers still exist. Without careful consideration, you may not get the deal you expected.

If you’re in the market for one of the Thomasville homes for sale, follow these tips to help you get a great deal:

1.  Go back to school. In other words, do your homework. Yes, due to the buyer’s market, you have an advantage, but you still need to do your research.  Talk with a real estate agent who specializes in the area and look at the prices of homes sold within the past year. The main point of the research is to find out how much homes are actually selling for in the area in which you want to live, and to determine if you can afford to buy there.

2.  Line up the home team. Be prepared to jump on a deal as soon as you find it. Get pre-approved for a mortgage. Gather your real estate agent, home inspector and insurance agent. By having this team of real estate professionals on hand, the transaction will be smoother and faster.

3.  Look for motivation. There are motivated sellers and not-so-motivated sellers who just “think” they “might” want to sell if “the right buyer” comes along (quotes are so handy, aren’t they?). You don’t have to guess which is which, however. Has the price been reduced? Is the home vacant? These clues lead to a motivated seller, willing to genuinely negotiate to get the home sold.

4.  Don’t buy angry. One of the worst mistakes a buyer can do is to get into a war with the home seller. Emotions grab hold and you find yourself in a fierce competition based on who’s going to WIN WIN WIN! If you find yourself in this situation, learn how to negotiate and listen to your real estate agent’s advice. If you don’t, your great deal can turn into a big mess.

There are plenty of Thomasville homes for sale out there and great deals to be had, but being cautious is the best way to get the best deal.

Are you a motivated seller or a buyer looking for a great deal? First Thomasville Realty can help. Call us now at 229-226-6515 or email info@FTRealty.com to get started!

Closing Deadline Extended for your Thomasville Real Estate

Wednesday, August 4th, 2010

Tax Credit ExtendedIf you’re in the middle of buying Thomasville real estate, for which you’re hoping to get a Homebuyer Tax Credit of up to $8,000, you have more time to finalize it.

After a close brush with the deadline, Congress passed a 90-day extension of the Homebuyer Tax Credit closing deadline.   The extension applies only to buyers who have written, binding contracts in place as of April 30, 2010. The new closing deadline is now September 30, 2010.

Extending the tax credit closing deadline will provide additional stability to Thomasville real estate and real estate markets nationwide.  Additionally, the National Association of REALTORS® (NAR) estimates that this new extension will help about 180,000 to 200,000 homebuyers who already signed purchase agreements and were likely to miss the June 30 deadline.

Those are two of the reasons the NAR worked closely with Congressional leaders on both sides of the aisle to get this extension approved.  Voter pressure on House members also helped to push this bill through.

Have questions about the Homebuyer Tax Credit or any other questions about Thomasville real estate?  Give First Thomasville Realty a call today at 229-226-6515 or email us at info@FTRealty.com .  We’re happy to help.

10 Low-Cost Tips to Cool Your Thomasville Home this Summer

Monday, August 2nd, 2010

Thermometer

If higher electric rates and lower budgets have you searching for creative ways to cool your Thomasville home without spending more, read on:

1.      Stop generating heat.  Turn off your computer and monitor when not in use.  Lower the thermostat on your water heater.  Air dry your dishes instead of using your dishwasher’s dry cycle.  Grill outdoors or use your microwave instead of your oven.

2.      Install shades or blinds.  The best way to keep your Thomasville home cool is to keep the heat out.  White window shades, drapes, or blinds reflect heat away from your house. Close blinds, shades and draperies facing the sun to keep the sun’s heat out and help fans or air conditioners cool more efficiently.

3.      Use a programmable thermostat.  Automatically adjust your air conditioner’s setting at night or when no one is home.

4.      Improve your air conditioner’s efficiency.  Add insulation around A/C ducts that are in hot spaces such as attics, crawl spaces and garages.  Make sure your fireplace damper is closed.

5.      Turn on a fan.  Whether you use a box fan, a ceiling fan or an oscillating fan, this one appliance can make your room feel 6 to 7 degrees cooler.  You can keep a fan on for 12 hours a day and still spend less than $10 a month on electricity for it.

6.      Open your windows.  Once the sun goes down, and it gets cooler outside than inside, turn off your A/C and open your windows.  Getting a breeze of fresh air after your home has been closed up all day is very refreshing.

7.      Run your Central Air fan.  Check your thermostat to see if it allows you to run your fan without engaging the air conditioner.  By running your fan, the air circulates throughout your home balancing out any cold or hot spots.  This makes your entire home feel more comfortable.  Additionally, allergens that entered your home when your windows were open (see tip 6) will be trapped by the Central Air’s filter.

8.      Move heat generating appliances.  Don’t place lamps or TVs near your air conditioner’s thermostat. The heat from these appliances will cause the air conditioner to run longer.

9.      Live in your lowest level.  Because heat rises, the first floor of your home is naturally cooler than the upper levels.  Spend as much time as possible in the lowest level of your home this summer.  If the majority of your time is spent there, you may want to close up the A/C vents in the unused upper levels to save even more money.

10.  Hang laundry outside to dry.  Your clothes dryer is like a spinning oven.  Don’t heat up your home by turning it on.  Instead, go for the green fix and hang your laundry outside to dry.  If your neighborhood bans outdoor clotheslines, wait until the cooler evening hours to use your dryer.

Stay cool and enjoy your summer for less!
